Real Estate Report For 2024 + Neighborhood Spotlight

 

Lawson experienced good growth in 2024, with the average home sale price rising 13% year-over-year and the median sale price increasing by 10%. The average price per square foot reached $212, reflecting a 6% increase from 2023. The list-to-sale price ratio remained steady at 100.1%, unchanged from the previous year.

 

Days on market increased slightly, up 5% to an average of 23 days in 2024, yet homes in Lawson continued to sell quickly.

 

2024 saw 45 homes sell, marking a 7% increase compared with 2023. With more than 765 homes in the Lawson neighborhood, these 45 sales accounted for just 6% of the total inventory.

 

Lawson's months supply of inventory rose by 5% to 0.2 months, reinforcing its status as a strong home seller's market in 2024.

One of the larger subdivisions in Waxhaw with 600+ homes, Lawson homes range in price from the high $300,000's to the mid $900,000's. Homes range in size from about 1,700 square feet to 5,000+ square feet and feature three bedrooms up to six plus bedrooms. Homes are primarily two-story, but there are also 1-1/2 story homes and three story homes, as well as homes with walk-out basements. All homes feature two or three car attached garages and are situated on lots averaging 1/4-1/3 of an acre, although there are homes home considerably larger lots, as well.

 

Lawson builders included Mattamy, Lennar, Shea Homes, Orleans, Ryland, St. Lawrence, and Pulte, providing a wide variety of home styles. In other words... something for everyone... from first time buyers to empty-nesters to young families, to move-up home buyers looking for luxury homes.

Kathy Streib Waxhaw used to be primarily horse country and huge mansions behind gates. In the past 25 years it's been developed like crazy and now has some of the nicest neighborhoods in the Greater Charlotte area.
