Vista home search linkVista is in inland North San Diego County, and borders Oceanside, Carlsbad and San Marcos. Vista has a wide range of housing opportunities, including tract home neighborhoods (gated and ungated), custom homes, condos and townhomes, rental complexes, and 55+ communities.

 

You can also find homes with large lots in rural areas, and up in the hills, some offering panoramic views.

 

There are mixed use and agricultural areas in Vista as well. The downtown area is continuing to grow and change, with plentiful dining and shopping opportunities and services.  Major commuting routes (e.g., the 15 and 78 freeways) are readily accessible.

 

The Vista Farmers Market was founded in 1981 and is the longest running farmers market in San Diego. The Vista Farmers Market takes place on Saturdays at the Vista Courthouse Complex on Melrose about ½ mile south of the 78 freeway. You’ll find abundant fresh produce, artisanal and prepared foods, and so much more. It’s definitely worth visiting!

 

It’s essential that buyers and sellers in the Vista housing market have current information on local market conditions so they can make informed decisions about buying and selling Vista homes for sale.

 

The data were found in the MLS (private sales are not included, nor are multifamily properties and mobile homes). This information is believed reliable at the time this report was written but not guaranteed.

 

54 homes sold in Vista in December, 29% more sales than last month. Here are the details:

 

Single Family Homes Sold
43 (up by 6); 28 Average Days on Market; The Average Sales Price was $900,689 (down 1%); Average sales price was 95% of the original asking price.

Condos, Townhomes & Duplexes Sold
11 (up by 6); 25 Average Days on Market; The Average Sales Price was $576,954 (up 16%); Average sales price was 98% of original asking price.

 

The volume of sales in December rose fairly significantly from last month. There were more detached single family home sales, and more than twice as many condo, townhome and duplex sales. The average sales price was down slightly for single family homes, but was higher for condos, townhomes and duplexes.

 

The average marketing time was about the same for single family homes (1 day longer), and was 2 days longer for condos, townhomes and duplexes. Sales prices ranged from $430,000 to $1,378,000.

 

Buyers may wonder if Vista homes are selling quickly. The answer is that many do; in December 43% went pending in 7 days or less. Thus buyers should be ready to make quick decisions about touring listings and making strong offers in order to have success.

 

While the majority of buyers negotiated their home prices down from asking price, 48% paid the list price or higher. It’s smart to keep this in mind when planning your offer strategy.

 

The median sales price of single family homes was up 4% at $875,000 versus $840,000 in November. Similarly, the median for condos, townhomes and duplexes went up by 7% to $535,000 compared to last month.

 

The inventory declined by 32%, with 89 homes for sale in Vista at the end of December compared to 132 last month. Home prices range from $209,900 to $4,500,000. This is a supply of 1.7 months for single family homes (down from 2.2 months last month). There is a 1.8 month supply of condos, townhomes and duplexes (down from 2.2 months last month). These are based on the current rate of sales over the last 3 months.

Vista continues to be a very strong seller’s market based on supply and demand for single family homes, and condos, townhomes and duplexes.

 

38 new listings came on the market in December, down from 64 last month. The number of homes going pending decreased modestly from 36 in November to 32, excluding those homes that closed escrow in December.

That's the Moonlight Theater Brian England . It IS  a wonderful venue and we have been multiple times (we had season tickets for several years with friends) to see plays and musicals - they were always well done and it's nice to be outdoors.
