2024 saw a notable rise in home prices in Millbridge, with the median sale price climbing 12% and the average sale price increasing by 13% year-over-year. The average price per square foot rose by 7% to $211. The list-to-sale price ratio grew by 2%, reaching 100.5%, indicating minimal room for Millbridge home buyers to negotiate on price in 2024. The number of homes sold fell by 6% to 93, reflecting a tightening market. The limited inventory resulted in a significant 38% drop in the average days on market, which plummeted to just 15 days. With a meager 0.17 months supply of inventory, Millbridge remained a home seller's market throughout 2024.

Good morning Nina. Low supply is not the right term in Millbridge. It is so close to zero it is close to panic time for those wanting to buy a home there. Your market area has a serious supply shortage and listing agents must be close to pulling their hair out. Selling agents likely have their shoes tied tightly and have buyers on alert for "ready fire" with no time to aim or you lose. Enjoy your day.

Hi Nina- Your reports always offer so much detailed information. Relatively low DOM and sales prices that are not going down...it's important that buyers hire the right local agent to know exactly what's going on.
Kathy Streib hi Kathy... it's still a competitive market in many of out neighborhoods and overall, the Greater Charlotte area has about 2.3 months of inventory... we are still a seller's market.

Endre Barath, Jr. we already are having an issue with affordability, Endre. Not sure we need more. I'd be surprised if we see a big influx from California... I suspect they will move more to states like Idaho, Utah, Colorado, Texas.

First of all, I love the covered bridge in the photo of the Millbridge community. The first paragraph of rising prices, etc., is exactly what I am reading in my areas too. What raises concerns is what I know about the place where my daughter lives in Europe. She will never be able to buy a home and most people, unless a house was passed down to a family member, and they can afford the taxes. My son-in-law said, that's why everyone buys nice cars and products built-to-last.
I hope the handwriting isn't on the walls of those now here in our country who would really like to purchase a home but can't.
