On January 24, 2025, National Association of Realtors® (NAR) reported that nationwide existing home sales up 2.2% to annual rate of 4.24 million homes in December of 2024 from November of 2024, and rose 9.3% from 3.88 million homes from December of 2023.
There were 1,15 million homes supplies of available inventory in December of 2024 dropped 13.5% from November of 2024, but jumped 16.2% from 990,000 homes in December of 2023; while, there were 3.3 months available inventory in December of 2024 decreased from to 3.8 months in November 2024, but gained from 3.1 months in December of 2023.
On average it took 35 days to sell a home in December of 2024, higher from 32 days in November of 2024, and from 29 days in December 2023.
First time buyers acquired 31.0% of homes in December of 2024, grew from 30.0% in November of 2024, but down from 29.0% in December of 2023.
Cash buyers purchased 28.0% of all sales in December of 2024, increased from 25.0% in November of 2024, and from 29.0% in December of 2023.
Investors purchased 16.0% of homes in December of 2024, rose from 13.0% in November of 2023, but unchanged from 16.0% in December of 2023.
