In 2024, The Retreat at Rayfield experienced a 40% increase in homes sold, with 14 more sales than the previous year. The average home sale price remained steady at $726,000, while the median sale price dropped by 5%. The average price per square foot rose slightly by 1%, reaching $211.

 

The list-to-sale price ratio held firm at 100.1%, indicating that buyers continue to face limited negotiating opportunities in this community. Homes spent an average of 20 days on the market, unchanged from the prior year. Inventory in The Retreat at Rayfield remains exceptionally tight, with just 0.14 months of supply, a 30% decline compared to last year. This popular Indian Land neighborhood continues to favor sellers, reflecting strong demand and limited availability.

The Retreat at Rayfield was built by two of Greater Charlotte area's premier builders -- Lennar Homes and Taylor Morrison. Altogether, there are some 379 homes in The Retreat at Rayfield.

 

Lennar featured craftsman style homes with a variety of 2-5 bedroom floor-plans, including ranch homes and 2-story homes, homes with the master retreat on the main floor, optional basements. Homes ranged in size from about 2,000 square feet to over 5,500 square feet plus 2-car garages. 

 

Taylor Morrison offered six floor-plans, also including ranch-style and 2-story homes, typically situated on at least one-third of an acre. Homes ranged in size from 3,000 square feet to 6,000 square feet with 2 or 3 car garages.

Good morning Nina. I just read the market report from the Dept. of Housing provided by John Pusa. The report said nationally there was a, 8.5 month supply of inventory. John's other reports on California consistently show inventory at less than 3 months. Your reports show inventory at less than one month. The east and west coasts are actually dragging the inventory number down. The middle of America must have a huge supply of inventory and your area could use some. Enjoy your day.

Wayne Martin hi Wayne, our 16-county Charlotte region ended the year with 2.3 months of inventory despite adding inventory just about every month all year. And then we have neighborhoods like this one which have virtually no inventory.

Brian England I suppose that's one way to look at it, Brian. I don't pay a ton of attention to price per square foot as a measure of affordability. At the end of the day if you want a home in The Retreat at Rayfield, you'll be forking over close to three quarters of a million dollars... which is a lot of money in my book! :)
