Crismark home sales in 2024 remained steady, with the average sale price unchanged year-over-year at $588,000. The median sale price, however, rose by 6% to $612,000, while the average price per square foot increased 5% to $201. A total of 22 homes were sold in Crismark during the year, marking a 15% decline compared to 2023. Given that the neighborhood consists of approximately 900 homes, this number represents a very small fraction of overall inventory.

 

The average days on market climbed 52% year-over-year to 35 days. Meanwhile, the list-to-sale price ratio held firm at 99.8%, leaving virtually no room for negotiation. Despite a 77% increase in the months supply of inventory, supply remained low at just 0.55 months, firmly keeping the Crismark neighborhood a home seller’s market.

CRISMARK: A NEIGHBORHOOD WITH SOMETHING FOR EVERYONE:

 

Crismark home sales in Indian Trail, NCCrismark neighborhood residents enjoy two pools and clubhouses, tennis and pickleball courts, a soccer field, walking trails, and playground--a country club lifestyle without the country club cost.

 

One of the largest neighborhoods in Indian Trail with about 900 homes, Crismark homes range in price from the low $400,000's to the $600,000's.  Homes range in size from under 1,800 square feet to 4,000 square feet and feature three bedrooms up to six bedrooms. In other words, something for everyone from first time buyers to empty nesters to young families.

 

The average age of recently sold homes in the community is 15-16 years, with some of the homes built as early as 2002 and others as recently as 2015. Builders in the community included a mix of both production and custom builders: Cambridge Homes, Eastwood, Edwards Construction, Dublin Homes, Westport Homes. Bonterra Builders developed the Enclave section of Crismark. Home prices range from the $400,000's to the mid $700,000's in Crismark.

 

CRISMARK: HIGHLY RATED SCHOOLS:

Schools attended by Crismark children include the highly rated Hemby Bridge Elementary School, Porter Ridge Middle School, and Porter Ridge High School.  Did you know that Indian Trail's Porter Ridge Middle School was ranked in 2023 in the top 20 middle schools in the Charlotte metro area?

Conveniently situated between Stevens Mill Road, Idlewild Road and Mill Grove Road, and with I-485 just five minutes away, Crismark's location in Indian Trail "can't be beat!" Three shopping centers, three grocery stores, banks, gas stations, several restaurants plus small service shops are located within a mile of the neighborhood. Crismark is situated in the southeastern part of Indian Trail, providing residents with easy access to major roads like US-74 and I-485, offering convenience for commuters working in Charlotte and other nearby areas.

Indian Trail is situated about 15 miles southeast of Charlotte in Union County. Indian Trail was incorporated as a town in 1907.
