Staging a home for sale is not about creating a theatre set, but to allow the buyers to see themselves living in the home. If there is too much personal clutter buyers cannot see past that and get distracted by photos, kids toys, etc. Here are some home staging tips for selling your home fast.

Here are some key statistics on how home staging helps properties sell faster and for more money:

  1. Homes that are staged sell 3x faster – According to the National Association of Realtors (NAR), staged homes typically spend 73% less time on the market compared to non-staged homes.

  2. Higher selling price – On average, staged homes sell for 5% to 10% more than homes which are not stages, making staging a worthwhile investment.

  3. Buyers decide in seconds – 83% of buyers say it is easier to visualize a staged home as their future home.

  4. Return on investment (ROI) – The cost of home staging typically ranges from 1% to 3% of the home's price, but it can provide an 8% to 10% return.

  5. First impressions matter – 95% of buyers first see homes online, and staged homes attract more views and showings than unstaged ones.

  6. Key rooms to stage – According to NAR, the most important rooms to stage are the living room (93%), the primary bedroom (84%), and the kitchen (76%).

As you can see having a well staged home is not only good for your wallet, but is also sensible from a psychological viewpoint as a well presented home encourages buyers to make a strong offer.

A first step in staging is to declutter and depersonalize, this is where the statement less is more is really true. Removing personal photos and personal belongings helps out and allows a room to be seen for what it is, spacious, useful or cozy. Removing furniture and personal items to just store them in a garage or basement is not the best way forward. It is better to rent a storage space and move the items out of the house completely allowing every space to be seen fully.

One of the things that I find clients comment on the most is lighting, especially natural light, so make sure curtains are open fully or use tiebacks to allow as much natural light in as possible. Also make sure that all lightbulbs are working and turned on.

Space always seems to be a premium consideration for buyers so allowing rooms to appear large is a good choice. Well placed large mirrors, and not having too much or too large furniture is a help in this case. At the same time you do not want a room to too sterile, so placing a throw over the back of a couch can be a little more inviting.

Your colors and decor may be to your taste, but make sure they appeal to a broader audience, the whole point is to make the house inviting to as many buyers as possible. So some simple updates with painting and minor repairs can be beneficial.

Key areas to focus on:

  • Entryway - First impressions count
  • Living Room - this is usually the heart of the home
  • Kitchen - Small updates can have big impacts here, make sure counters are clean and empty
  • Bedrooms - For most of us our bedroom is a retreat from the world, a space that we want to be relaxing, so make sure they are cozy and inviting.
  • Bathrooms - Clean, bright and spa-like, yes, matching towels and some special soaps and bath washes can go a long way here.

So you have made some changes and your are now ready to have buyers come to your home. Don't miss this opportunity to add some final touches like fresh flowers, soft scents, but not overbearing use something fresh. You may grab a quick meal at the kitchen counter, but lay the dining table with your best china and attractive linens along with some candles.
