In 2024, Birkdale home sales saw notable price increases, with average and median sale prices rising 14% and 16% year-over-year. The average price per square foot climbed 9% to $247. However, the number of properties sold dropped 30% from the previous year, totaling just 28—a small fraction of Birkdale’s approximately 860 homes.
The list-to-sale price ratio remained steady at 99.6%, leaving minimal room for buyers to negotiate. Homes sold faster, with average days on market decreasing 28% to 21 days. Meanwhile, the months supply of inventory surged 142% year-over-year to 0.29 months. Despite this increase, Birkdale remained a strong seller’s market in 2024, with inventory still well below one month’s supply.
