Destin Florida Real Estate-Getting The Most From Your Home Inspection

Once the offer on your Destin Florida area home has been accepted by the seller the buyer normally enters an inspection period (the time range and terms are all negotiable). Let's  learn how to get the most  out of your home inspection.

1) Don't wait until the last minute-- In real estate time is of the essence. Literally the day the contract is accepted is the time to secure an inspector. Some of these guys and gals are book (especially in the spring/summer). Time needs to be allowed to bring in system experts (electricians, plumbers, HVAC). As you can see even a 14 day inspection window can pass in a hurry. 

2) Attend if possible-- Especially if this is your first home purchase. Should I stay for the whole thing? Typically no, most inspectors prefer to work alone then meet with the client near the end. Buying an investment home from far away? I will attend and FaceTime if the client is available! 

3) Hire a professional--I can tell numerous horror stories where "helpful uncles" did the inspection, then either missed something critical or killed the deal needlessly. Makes for awkward future Thanksgiving Dinners.

4) Limit who you share the report with-- Anyone on the loan/title should see it. Got a parent or trusted friend? Them too of course. And your agent needs a copy. Have you heard the expression too many cooks spoil the soup? The same applies here. EVERYONE will have an opinion, it becomes overwhelming. 

5) Keep A Copy--The inspection report will cover most home systems. For all the major components the inspector will include a photo of the data plate. If something happens to the water heater, providing this information to the plumber in advance may help the tradesperson. Any time/trouble you save them normally means a smaller repair bill!

Hello Doug - a property inspection and report can be quite helpful for a buyer.  But, like all information, there are consequences.  Realistic expectations are necessary plus proper preparation for the results is good too.
