The Charlotte Metro Housing Market Is Still A Home Seller's Market
Despite an increase in inventory, the Charlotte metro market remains a home seller's market as of January 2025 with just 2.3 months supply of inventory, which has been declining since September 2024 when the months supply of inventory stood at 2.8 months. We would need four months of inventory to be a balanced market and six months of inventory to be a buyer's market.
Home prices continue to trend upwards as the graph below shows. With low inventory and strong buyer demand, home prices should stay high this winter.

Putting your home on the market now, rather than waiting for increased competition in the spring, might make a lot of sense. The best time to sell is when there is the least competition. That guarantees you a better price, fewer hassles in the transaction, and a quicker closing.
