Baxter Village Single Family Homes Update

In 2024, the median home sale price in Baxter Village rose by 3% compared with the previous year, while the average sale price saw a 5% year-over-year increase. The average price per square foot also grew by 5%, reaching $284.

 

The number of properties sold remained steady at 55, matching the previous year's total. Homes saw an average days on market of 16 days, a 6% decrease from the prior year. Limited inventory kept the list-to-sale price ratio unchanged at 99.8%, leaving buyers with little room for negotiation. With only 0.42 months supply of inventory—consistent with the previous year—Baxter Village remained a strong home seller’s market in 2024.

Baxter Village Townhomes Update

In 2024, the average and median sale prices for Baxter Village townhomes rose by 9% and 10%, respectively, compared with the previous year. However, the average price per square foot declined by 2% to $258.

 

A total of 29 townhomes sold, marking a 71% increase from the prior year. The list-to-sale price ratio remained steady at 98.8%, leaving little room for negotiation. The average days on market climbed by 67% to 30 days. Meanwhile, the months supply of inventory (MSI) increased by 41% year-over-year to 0.41 months. Despite this rise, Baxter Village townhomes remained firmly in a seller’s market in 2024, with the supply of inventory still under half a month.

Endre Barath, Jr. hi Endre... I think as long as we have this many people moving to Charlotte neighborhoods like Baxter Village will sell quickly if inventory doesn't increase, despite longer DOM trends.
