Here’s a summary of the Cardiff real estate market for January 2025 based on data provided by the MLS (private sales are not included; data are believed to be accurate as of this writing but are not guaranteed). 9 homes sold in January, more than twice the number of sales as last month.
Single Family Homes Sold
7 (up 133%); 25 Average Days on Market; Average Sales Price was $2,042,000 (down 44%); the Average Sales Price was 97% of the original asking price.
Condos, Townhomes & Duplexes Sold
2 (up by 1); 42 Days on Market; Average Sale Price was $3,210,000 (up 15%); the Average Sales Price was 100% of the original asking price.
The overall volume of Cardiff sales increased from last month. Single family detached home sales more than doubled, while condo, townhome and duplex sales were up by 1 with 1 duplex and 1 condo sale. Sales prices ranged from $1,125,000 to $3,495,000.
There were no homes in the Cardiff housing market with an Active Under Contract status at the end of January, the same as last month.
At the end of January there were 17 homes for sale in Cardiff, 2 more than last month; 14 of these are single family detached homes. Listings range in price from $1,075,000 to $6,549,000.
There are 3.2 months of inventory for single family homes (down from 3.9 months last month), and a supply of 1.1 months for condos, townhomes and duplexes (up slightly from 1 month last month), based on the rate of sales for the last 3 months.
Cardiff by the Sea housing remains a seller’s market for single family homes, and is a very strong market for condos, townhomes and duplexes (with only 3 listings at the time of this report), based on the current supply and demand.
3 of the sales were for asking price or higher (1 at 102%). 4 properties went pending in 8 days or less, while the others took 15 to 68 days before going pending. Days on market decreased substantially for single family homes, and for condos, townhomes and duplexes, from last month.
10 listings came on the market in January, compared to 7 in December. 5 homes went pending in January (excluding homes that closed escrow), versus 3 last month.
