RAINTREE HOMES SALES 2024: SINGLE FAMILY HOMES
The average sale price for single-family homes in Raintree rose by 12% in 2024, while the median sale price saw a 6% increase compared with the previous year. The price per square foot appreciated 7% year-over-year to $249. Homes spent less time on the market, with average days on market dropping 19% to just 21 days. Meanwhile, the number of properties sold declined by 13% to 42— a small number considering Raintree has over 1,700 homes. Limited inventory kept the list-to-sale price ratio above 100% in 2024. Raintree home buyers saw no real opportunities to negotiate on price. Despite a 3% annual increase, the months supply of inventory remained tight at just 0.36 months and firmly kept Raintree a home seller’s market.

The average sale price for townhomes and condos in Raintree rose by 6% in 2024, while the median sale price increased by 9% year-over-year. The average price per square foot climbed 12% to $243. The number of townhomes and condos sold declined by 9% to 32 compared with the previous year. The list-to-sale price ratio increased by 3% to 101.7%, providing Raintree townhome and condo buyers virtually no room to negotiate. Homes sold significantly faster, with average days on market dropping 59% to just 11 days. Despite a 50% increase from 2023, the months supply of inventory remained low at 0.9 months, keeping Raintree townhomes and condos in a strong seller’s market.

Raintree is an 1,100+ acre neighborhood with over 1,700 single family homes, townhomes, and condos, containing separately managed "sub-neighborhoods." Raintree includes the communities of Deerpark, Williamsburg, Timberidge, Raintree Lakes, Raintree Greens, Crestview, Cricket Lake, Golfview, Greenview Terraces, Kensington, and more.
Raintree homes were built primarily during the 1970's and 1980's. You'll find home styles that include traditional one and two story homes, contemporary style homes, ranch homes, split level and split foyer homes, A-frame homes, basement homes, as well as townhomes and condos. There's even a circular home in Raintree. Home sizes range from under 1,000 square feet to well over 4,000 square feet. Home prices range from the $200,000's to over $700,000.
Built around the Raintree Country Club and Golf Course, many Raintree homes back up to the golf course or to one of Raintree's numerous lakes or ponds.
Celebrating its 50th Anniversary in 2021, the Raintree Country Club offers 36 holes of golf with a north course and a south course, driving range, tennis courts, pool, fitness center, and a clubhouse with dining facilities. Initiation fees are waived for many of the homes in Raintree.
