SOUTHAMPTON HOME SALES 2024

Home prices in the Southampton neighborhood saw growth in 2024, with average and median sale prices rising 12% and 4%, respectively, compared with the previous year. The average price per square foot climbed 14% to $236. A total of 14 homes were sold, marking a 17% increase year-over-year.

 

The list-to-sale price ratio held steady at 102.3% year-over-year. Southampton home buyers had no room to speak of when it came to price negotiations. The average days on market doubled to 12 days, though this remains a relatively short timeframe. Despite a 163% year-over-year rise, the months supply of homes remained extremely low at just 0.21 months, keeping Southampton firmly in a seller’s market.

PRINCETON AT SOUTHAMPTON HOME SALES 2024
 

Adjacent to Southampton, the Princeton at Southampton townhome community consists of 144 homes. In 2024, only four townhomes were sold, reflecting a 50% decline in homes sold from the previous year.

 

The average home sale price rose 2% year-over-year, while the median sale price remained unchanged. The average price per square foot increased 10% to $224. The list-to-sale price ratio held steady at 98.8%, and the average days on market dropped 79% to just six days.

 

With virtually no available inventory and no sales recorded in either the second or fourth quarter, Princeton at Southampton remained a strong home seller’s market in 2024.

SOUTHAMPTON COMMONS HOME SALES 2024  
 
Located across Marvin Road, Southampton Commons is Southampton’s sister community, comprised of 385 homes. In 2024, eight homes sold, doubling the number from the previous year.

Both the average and median home sale prices rose 17% year-over-year, while the price per square foot dipped 4% to $238. The list-to-sale price ratio declined 3% from 2023 but remained high at 99.8%, leaving buyers with little room for negotiation.

 

Homes in Southampton Commons sold quickly, with the average days on market dropping 69% to just four days. The months supply of inventory shrank 59% to 0.62 months, reinforcing the neighborhood’s status as a strong seller’s market.

Community Amenities:
 
Amenities in the Southampton neighborhood include an Olympic size swimming pool, clubhouse, basketball court, children's play ground, and walking trails. Southampton Commons has its own pool and children's playground for residents. Princeton at Southampton also has its own pool for residents.
 

 

Top Rated Schools:

Southampton neighborhoods are served by some of Charlotte's top schools, including Ardrey Kell High School,Community House Middle School, and Elon Park Elementary. A number of private and parochial schools are also nearby, including the British International School in Charlotte and St. Matthew Catholic School(both in the Ballantyne area).

 

Effective the 2024/2025 school year, children living in Southampton and Princeton at Southampton in grades K-4 will attend the new Knights View Elementary School, while grade 5 students will remain in Elon Park Elementary School. Effective the 2025/2026 school year, children living in Southampton and Princeton at Southampton in grades K-5 will attend the new Knights View Elementary School. There is no change for children living in Southampton Commons, who will continue to attend Elon Park Elementary School.

 

Ardrey Kell High School was ranked the #1 best public high school in Mecklenburg County by niche.com for 2024. It was also ranked the #3 best public high school in the Charlotte region and #10 of  618 public high schools in North Carolina. According to test scores, 91% of students were proficient in math and 86% were proficient in reading. Community House Middle School was ranked the #6 best public high school in Mecklenburg County and #28 our of 140 public middle schools in North Carolina. Elon Park Elementary School has been ranked the #11 best public elementary school in Mecklenburg County for 2024 out of 139 elementary schools in the county. s the new Knights View Elementary School just opened in the 2024/2025 school year, there are no rankings for it as yet.

 

Prime Ballantyne Location:

Southampton is located in the heart of Charlotte's trendy and popular Ballantyne area. All the shopping you could want is within minutes of the neighborhood, including two large outdoor shopping centers (Blakeney and Stonecrest) which feature grocery shopping, high-end boutiques, spas, casual and fine dining restaurants, movie theatres, etc. Carolina Place Mall and Atrium Health/Pineville are less than five miles away. The new Novant Health Ballantyne Medical Center, which opened earlier in 2023 is virtually around the corner.  Ballantyne Village is also accessible within minutes. All the major medical practices in Charlotte maintain offices in Ballantyne, as well. Also nearby are Trader Joe's, Ballantyne Country Club, Piper Glen Club, horseback riding facilities in nearby Waxhaw. and so much more.

Joan Cox hi Joan... these neighborhoods hold their own because of location and schools. Hard to fathom that they were mostly "starter" homes when they were built.
