2025 Bend Home Sales Have Started Off With a Bang
After the slower market traditionally experienced in December, Bend home sales started 2025 with an strong uptick. Many home sellers are no longer waiting to spring to list their properties, and many buyers are back in the market, despite the 30 year mortgage rate near 7%. Both new listings and new sales were significantly up in January 2025 compared with the previous year.
Historically, during a presidential election year, home sales slow across the country. However, according to the Department of Housing and Urban Development (HUD) and the National Association of Realtors (NAR), home sales have increased the year after nine of the last eleven presidential elections (the exceptions were in 1981 and 1989). If this trend holds true in Central Oregon, Bend real estate sales could have a very strong year.
When January 2025 Bend single family home sales are compared with those from January 2024, the following changes can be noted:
- Average sales price up 9.5% to $927,442
- Median sales price up 5% to $734,900
- Average original listing price up 6.6% to $959,581
- New listings up 40.4% to 146
- Homes for sale up 37.3% to 324
- Pending sales up 15.9% to 124
- Sold homes up 18.5% to 109
- Average days on market up 27.1% to 75
- Months of supply up 33.3% to 2.4
- Average price per square foot up 3.9% to $430
- Average percentage of original price received down 1.1% to 94.9%
- Volume of sold homes up 29.8% to $101,091,135
Bend Home Buyers Trending to Have More Options in 2025
If the trends seen in January continue into Bend's peak selling season, there should be many more options available for Bend Real Estate buyers. Despite high prices, there appears to be continued interest for buyers wanting a home in Bend. And sellers willing to list earlier than typical.
