1. Overpriced

2. Repairs, Maintenance, Upgrades Needed

3. Not easy to show on short notice (Owners or pets present)

4. Poor Lot location of Home (busy street, dirt road, view etc)

5. Extra Fees (High HOA dues/assessments, Solar or Land Leases, Maintenance of Yard, Pool etc)

6. Noise (Airport, Train, Freeway)

7. Overhead power lines

8. Restrictions on rental use of home short term (overnight) or monthly

9. Well water and concerns of continuous supply

10. Commute and shopping distance

Although price is the most important, all factors come into play and will contribute to the home's price. A home at the right price will sell.

For tract neighborhoods the home needs to be in range for other homes selling prices by similar builders and floorplans. Yes, upgrades you have added or a superior lot location will add value. However, lack of upgrades, deferred maintenance of the home and landscaping will bring down the value as compared to other homes.

A view or lack of a view on your lot location can be a huge price dfferential, especailly if the similar homes accross the street, as an example, border a golf course, lake, or other interesting view such as a mountain view. If you are in the same neighborhood with the same model home in similar condition as the home on the golf course and the other backs up to a busy through street, the home with the great view will be valued at a higher price!

Now a always messy home with dishes in the sink and stepping over laundry baskets and pet toys can slow a home from selling, however this will usually not stop a sale from occuring. Better choice? Keep the home in order and clean before you leave for work as you never know when your home will be shown.
