4 Factors That Influence Your Home's Value
Getting ready to sell your Destin Florida area home in 2005? If so, learning more about how home value is calculated can be beneficial. Let's examine four factors that help us pick a price.
1) Location of the home-- in a vacation market, "near the beach" can mean many things. Is the building parked next to the water, or would a normal person need a sports drink and Red Bull to walk back to the unit? For single family homes, units on the Main Street may not fetch the same as one on a cul de sac.
2) Your home's features-- Properties with popular upgrades command more than one lacking such items. And what constitutes an upgraded feature can evolve over time (remember when popcorn ceilings were proudly advertised).
3) Condition of the home-- in general terms buyers expect a home to have serviceable systems. There is an expectation that roofs don't leak, nor the air condition smoke more than Aunt Mable. Will a brand new roof RAISE value? Likely no, but it will help with our marketing AND help the inspection/appraisal/insurance process go more smoothly. Don't have the funds to address these issues? Odds are we will be targeting a real estate investor then.
4) The Seller's motivation-- When listing a home for sale around Destin Florida, I always ask why the sellers want to sell. Do you absolutely HAVE TO CLOSE by a certain date? Then we need to take that into consideration with the listing price.
