Home Prices & Sales Up in January

Sales of single-family homes in Santa Cruz County rose 24.5% compared to last January, with 66 homes sold. However, this remains below the long-term average of 157 homes per month since 2000.

  • The median sales price increased 3.2% year-over-year.

  • The average sales price rose 7.4% year-over-year.

  • Inventory jumped 53.7% compared to last January.

  • Active Listings: 209 homes were for sale as of February 5th (historical average: 681).

  • Sale/List Price Ratio: Fell from 100.1% to 98.7%.

  • Pending Sales: 73 homes went into escrow, an 11% decrease year-over-year.

  • Days of Inventory: Increased from 70 to 95 (historical average: 139).

  • Days on Market: 40 days, from listing to contract.

Condo Market Trends

  • The median sales price rose 12% year-over-year.

  • The average sales price increased 2.3%.

  • Condo sales rose 10.5%, with 21 condos sold last month.

  • Inventory increased by 60.9%, with 74 active condo listings (historical average: 141).

  • Days of Inventory: Dropped slightly from 109 to 106.

  • Days on Market: Averaged 41 days.
