Hello Everyone,

   Thank you for all of the positive feedback and well wishes as my team and I undergo the transition from corporate real estate to general brokerage. I see that many of you are spread across the East coast.  I was having a conversation with the VP of a large national homebuilder today about the state of affairs in our business at the moment. Additionally, I've had several industry related acqauintances call me over the last few weeks to find out how they can get a piece of the pie in bustling Delaware.

    As many of you already know, Delaware has been a hot spot for activity even in today's challenging times...largely due to the fact that a lot of baby boomers are moving here from the surrounding states. Our weather, location in relation to the beach, location in relation to their families, and our tax structure have been the primary culprits for this movement when much of the rest of the country is slow. During the last few years, Delaware has been consistently rated one of the best states to retire to by financial and retirement journals. Why you may ask? As noted above...location and taxes.

  Our neighbors on all sides are some of the highest ranked states when you look at the entire tax burden. These states are New Jersey (highest), Pennsylvania (2nd highest), Maryland (6th highest), and Virginia (?).  Due to it's relationships with the U.S.'s business community and it's libertarian approach to social programs (amongst many other reasons), Delaware has become a shelter for those living on fixed incomes.
