looking for your opinion....
For years I've been thinking about the value we have in 2nd Opinions....Medically, Mechanically, etc. Encouraged when we're fearful of a medical diagnosis....either personally or a loved one....It's an act completely acceptable in society...We're purchasing a used car...and reaction prior to committment, is that 2nd opinion by a trusted life long mechanic to assess its condition....all common sense...
So what about 2nd Opinions within the Real Estate arena..?...buyer and seller anxieties. Our knowledge and experience are pillars of market knowledge...but what about 2nd Opinions ? Of course sellers and buyers have every right to pursue another opinion...
Here's another thought/// How often do realtors rely on 2nd opinions?
Feedback...is a natural tool designed for 2nd opinions...but we know many do not really offer the true opinion...it sometimes offers a courtesy response...a generalization offering nothing.
Appraisals....another tool. Sellers have the right to hire their own choice of independent appraisers prior to listing.
CMA: also designed for comps reflecting 2nd Opinions...
So how come, in many markets, properties will just sit and stay forever on the market....of course, seller's need to be informed....but
How about when the listing agent gets intimidated, by the seller blaming them ...and threatening to cancel.....We all know that feeling...
Thats the perfect timing to offer another dimension,..suggesting a 2nd Opinion.,,,agent or team within the brokerage designed to assess the property thus offering a 2nd Opinion...
Ive seen that protocol save many cancelations....we called it "Review Team" designed to assess any issues. Like a rescue squad offering a diagnosis with a treatment plan....sometimes its price and other times..could be a fault totally overlooked...The goal is to manifiest / reduce any additional anxiety with unbiased objectivity....of course, to save the listing and procure a sale.
Many times the 'SELLER" will cooperate ...and regain confidence toward listing agent, and brokerage. It's a valuable strategy...
