2nd Opinion ?

looking for your opinion....

For years I've been thinking about the value we have in 2nd Opinions....Medically, Mechanically, etc.  Encouraged when we're fearful of a medical diagnosis....either personally or a loved one....It's an act completely acceptable in society...We're purchasing a used car...and reaction prior to committment, is that 2nd opinion by a trusted life long mechanic to assess its condition....all common sense...

So what about 2nd Opinions within the Real Estate arena..?...buyer and seller anxieties. Our knowledge and experience are pillars of market knowledge...but what about 2nd Opinions ? Of course sellers and buyers have every right to pursue another opinion...

Here's another thought///   How often do realtors rely on 2nd opinions? 

Feedback...is a  natural tool designed for 2nd opinions...but we know many do not really offer the true opinion...it sometimes offers a courtesy response...a generalization offering nothing.

Appraisals....another tool. Sellers have the right to hire their own choice of independent appraisers prior to listing. 

CMA: also designed for comps reflecting 2nd Opinions...

So how come, in many markets, properties will just sit and stay forever on the market....of course, seller's need to be informed....but

How about when the listing agent gets intimidated, by the seller blaming them ...and threatening to cancel.....We all know that feeling...

Thats the perfect timing to offer another dimension,..suggesting a 2nd Opinion.,,,agent or team within the brokerage designed to assess the property thus offering a 2nd Opinion...

Ive seen that protocol save many cancelations....we called it "Review Team" designed to assess any issues. Like a rescue squad offering a diagnosis with a treatment plan....sometimes its price and other times..could be a fault totally overlooked...The goal is to manifiest / reduce any additional anxiety with unbiased objectivity....of course, to save the listing and procure a sale. 

Many times the 'SELLER" will cooperate ...and regain confidence toward listing agent, and brokerage. It's a valuable strategy...

Hi Mike = I'm not an agent but what you say makes some sense.  Giving feedback is a great way to get a "second opinion" for your seller. When feedback is consistently about something such as "overpriced" or "needs too much work" ...then you have a starting point for getting the property sold.

Good morning! Interesting idea. That being said, I'm wondering if a seller, who is unsure if the agent is correct, would trust a team within the same company. Often, sellers who expire and pick a new agent, usually do so with a different company.

Good Point, Kat...but in most cases, the existing brokerage doesnt offer additional support made up of various successful agents ...they hold credibility...its up to the listing agent to create that strategy in the mind of the seller...its all part of the sales process...when you run out of options...i believe it can be a savior...some win..some dont...at least Ive seen it work with seller appreciation.   sorry for the delay responding.

Good morning Mike. Interesting idea. I once used a postcard with a doctor on it examining a patient in areas where another agent had a foothold. The message, it pays to get a second opinion. Enjoy your day.

I'm so glad that Kathy Streib featured your post in her Sunday Series as I missed it. Interesting because I think this is where the skill set of the listing agent comes in..facts and figures don't lie and a simple questions asking the seller how could the numbers be manipulated to come out with a different conclusion, would be beneficial. The proof is in the pudding.

Hello Mike - opinions of many kinds are points of view.  And without substantiation, they aren't necessarily meaningless.  Butt, I digress about the subject.  It is a topic worthy of conversation.  On conjunctions, nouns for satire's sake and so much more.

I like the term Review Team and yes we used to use this before a listing was taken, asking friends and agents in our brokerage to stop by and give their opinion for pricing. Sellers usually loved it, getting all those opinions and feedback before they ever listed.

There have been times when a home seller has called me in for  2nd look at things.  And typically the other agent read the market comps wrong, didn't really know that market as in 'right now' and/or the seller was a bit difficult to deal with. The first case I'd take them om, the 2nd probably not. I recall on transaction where I knew I could get about 30K ROI higher and that did happen.

We do on occassion do reviews.  My experience has been that the reason something sits on the market is the majority of time the seller does not listen or refuses to take the advice of the listing agent.

Since we obviously do not know everything, there is a time when a 2nd opinion can be of value. It may be good or bad but at least it may be something new. Something that we did not think of.
