Prices, Sales, Inventory Trends

 

In January 2025, the Waxhaw area real estate market remained strong, with home prices reaching their highest levels compared with January 2024 and January 2023. While home sales decreased from the previous month, they showed improvement over January of the prior year. The list-to-sale price ratio held steady at 97.55%, unchanged both month-over-month and year-over-year.

 

The average days on the market surged to 74 days, marking a three-year high. Inventory of homes for sale declined for the fourth consecutive month, while new listings increased for the first time after seven months of declines. With a months supply of inventory at 7.35 months, Waxhaw remained a buyer’s market in January 2025.

WAXHAW HOME PRICES STRONG

The median sale price in January 205 was $688,062, up 16.13% from $592,000 in the previous month of December 2024. The median sale price was 12.9% lower than $790,000 in January one year ago. With home sale prices in the Waxhaw area ranging from the mid-$300,000s to over $3.8 million, the year-over-year decline in median sale price is more likely a result of the price mix of homes sold rather than an actual decrease in property values in the 28173 zip code.

 

The average sale price in January 2025 was $937,974, up up 20.77% from $758,495 in the previous month of December 2024. The average sale price in January 2025 was unchanged from January one year ago.  The average sale price in January 2025 was at its highest compared with January 2024 and 2023.
 

Price per square foot averaged $257 in January 2025, up 6.2% from $242 from one month ago and increasing 93.6% from $235 in January one year ago. 

   

WAXHAW HOMES LIST TO SALE PRICE RATIO 

The January 2025 list to sale price ratio was 97.55% unchanged from both one month ago and January one year ago. Waxhaw area home buyers are seeing a small window of opportunity to negotiate on price.

 

WAXHAW HOMES AVERAGE DAYS ON MARKET RISE TO HIGHEST LEVEL SINCE 2022

Average days on market in January 2025 increased 19.35% to 74 days compared with 62 days the previous month. Compared with January 2024, average days on market were 35 days higher this year. Compared with January 2023, average days on market were 30 days higher in 2025. 

 

WAXHAW SALES DOWN MONTH-OVER-MONTH | UP YEAR-OVER-YEAR

After holding steady in November and December 2024, Waxhaw home sales declined to 52 in January 2025, down 29.73% from 74 sales in the previous month. January 2025 sales were 44.44% higher compared with January 2024 (36 sales).  Compared with January 2023, the current year saw 10 fewer sales.

 

WAXHAW HOUSING INVENTORY DOWN A 4TH CONSECUTIVE MONTH
 
The inventory of homes for sale in January 2025 declined 1.55% to 382, from 388 one month ago. Inventory was 24.03% higher than in January one year ago (308 properties for sale). Inventory was also higher compared with January 2023  (341 properties for sale).     The months supply of inventory was 7.35 months in January, putting the Waxhaw housing market in a home buyer's market.
 
 
NEW LISTINGS UP AFTER 7 CONSECUTIVE MONTHS OF DECLINES
 
The number of new listings in January 2025 was 67, up 109.38% from 32 new listings one month ago.  New listings were 1.52% lower than the 66 new listings in January 2024. January 2023 new listings were lower at 56 new listings.

Hi Nina,
I am intrigued by the name Waxhaw, so being the curious soul I am, I looked up how it got its name. I learned that it is named after the Waxhaw people, an Indigenous tribe from the area. Many town and cities in Washington State are named after tribes. Wenatchee is named after the Wenatchi tribe. Wenatchee is the anglicized version of the tribal spelling.
