For the purpose of this report I will cover from Ft. Walton Beach all the way East to Inlet Beach. As prices points vary from zip code to zip code, feel free to reach out for a specific neighborhood.
Homes Active For Sale Along The Emerald Coast
Single Family
As of early February 2025, there was 1,571 homes for sale in the region. Year to date 176 homes have successfully closed escrow. With an average sales price of 1,332,445 dollars properties are fetching good money even in challenging economic times.
Condos
At the moment there are 1,352 condos active for sale along the Emerald Coast. The average price for condos (1,006,367 dollars) trailed the single family home values as is normal. Year to date 56 condos have sold along the Emerald Coast.
Land
At the start of 2025 we have 364 residential lots for sale in the area. Year to date 24 lots have sold locally. Due to variation in lot size and location, the "average" sold price is not really relevant. Needless to say there is a wide range of price points available.
Market Trends
We are see more condo and single family properties come on the market. Due to some challenging economic headwinds, local sellers need to price right from the start. The era of pricing 15% more than the last transaction are behind us.
