The following information was taken from the MLS (private sales are not included, nor are multifamily properties or mobile or manufactured homes). The data are believed to be reliable when this report was published but are not guaranteed.
8 homes sold in Solana Beach in January, compared to 10 sales in December. Here are the details:
Single Family Homes Sold
3 (down by 1); 50 Average Days on Market; the Average Sales Price was $2,958,333 (up 4%); Average Sales Price was 98% of the original asking price.
Condos, Townhomes and Duplexes Sold
5 (down by 1); 54 Average Days on Market; Average Sales Price $1,746,500 (up 11%); the Average Sales Price was 93% of the original asking price.
Overall sales volume for the Solana Beach housing market declined by 2 from last month. Condo, townhome and duplex sales decreased by 1, while single family home sales also dropped by 1. The average sales price for condos, townhomes and duplexes was higher than last month. The average sales price for single family homes was also modestly higher than in December.
The average marketing time for the single family home sales was significantly longer than last month, as it also was for condos, townhomes and duplexes compared to December.
Sales prices ranged from $820,000 to $3,850,000. The median sales price of condos, townhomes and duplexes in January was $1,650,000 (up 17%). The median price for single family homes was $2,750,000, about the same as last month.
Most of the home buyers negotiated their sales prices, with 2 single family homes selling at the asking price.
At the end of January there were 31 homes for sale in Solana Beach, 8 more than last month. Home prices range from $725,000 to $16,800,000.
Solana Beach has a supply of 2.8 months for condos, townhomes and duplexes (up from 1.3 months last month), and 4.8 months for single family homes (up from 4.1 months last month). This is based on the rate of sales over the last 3 months.
Solana Beach remains a strong seller’s market for condos, townhomes and duplexes, and is a seller’s market for single family home buyers.
17 new listings came on the Solana Beach real estate market in January compared to 4 last month. The number of homes going pending (excluding homes that sold in January) increased from 3 to 4.
One should not draw firm conclusions about pricing or other trends in Solana Beach because of the limited number of sales.
