Michael Jacobs good morning, Michael... I come across too many situations where homeowners have done renovations that not only don't increase their home's value, they actually decrease the value. Usually, they did these renovations without advice.

I always find these percentages to be a bit misleading. I think updates of any kind seem to make the homes move much faster (along with FREE updates like getting rid of clutter and cleaning up the home).

I agree that updates are a good thing to help a house sell... however, when people start getting into the more expensive updates it makes sense to understand how much of return they might get. In my own experience, updates to kitchens, bathrooms and curb appeal always "sell."

Nina, I think these stats also depend on what part of the Country the home is located.   Kitchens and primary bathrooms are big draws here.

Joan Cox hi Joan... they are here too. But as our homes age in the Charlotte area, people are really looking at doors and garage doors. Front loading garages make a real curb appeal impact if updated.

Hi Nina- each year when I read some of the lists of home improvements and the ROI for them, I'm surprised at the steel door. But things like the door and garage door are ones that aren't as much  "fun' for a buyer to invest in.

Hi Nina Hollander, Broker I definitely agree with your recommendations.  We have done 1, 2, and 4 on Jaime's home and put new siding on as well.  No stone however.  House looks incredible and will get some photos posted soon!   Have a great Monday!
