I am sure we have all worked on a project only to have it ruined at the last minute. If you are a DYI person like me sometimes at the end of a project you find an extra part that should have been installed somewhere back near the front of the project.
Real Estate can be much the same way. There is an order/process to getting things put together so that you have a happy ending. This is what separates the pro from the casual Real Estate agent. The seasoned pro vs the newbie who just received their license.
If you are looking for a home look for warning signs as to if you are working with a pro or a hard NO! Here are some red flags.
If the agent does not ask you if you are pre-approved by a lender in the first 5 minutes of visiting it's a red flag.
If the agent doesn't ask about your families needs but instead asks what is your dream house it's a red flag.
If the agent does not clarify with you if you need to sell a home before purchasing a home it's a red flag. A seasoned agent will also ask WHO will be in on the decision to purchase a home.
I have sold homes to married men who did not consult their wife and it has ended in disaster. Along those same lines we have found the perfect home BUT we needed approval from the father-in-law who builds homes (that has been a mixed bag of dreams dashed or "we just had to ask him but his opinion really doesn't matter".
A good agent is going to ask a lot of questions, they want to make sure you do not end up with Buyers Regret.
This is just the beginning of happy house hunting. You need to start with an agent you trust, one who will walk you through ALL aspects of the process. Be patient, let the Real Estate professional hold your hand and lead you through the process.
