Urgency can drive a decision. Being considerate of others schedules shows professionalism. That being said certain steps in a Real Estate transaction take time, we can not make bank underwriters or title searches go any faster then the time needed to complete them competently. Real Estate in general is a slow game.

I am aware that many professionals on Active Rain let clients know about the timeline right at the very first meeting. This is one sign of a good agent.

I have had clients purchase sight unseen and I've had clients take over a year to pull the trigger. Even purchasing a home sight unseen is going to take four to six weeks in our market.

Getting down to a more micro level of purchasing real estate a client needs to know about the common cutesy of viewing homes on Sellers schedules, keeping appointments with Bankers, Title companies and other professionals involved.  Again, a good RE professional is going to prep the client for the way things work in their market.

Explaining how things work in your market will make your transactions go much smoother.

Do you enjoy the cartoons written by my son (Timmothy N. Timm) which I use as a springboard to write my daily posts? His strip, Titus & Philemon, has run in two newspapers for years as well as being printed in my blog every day. Titus & Philemon (pronounced Phi - Lee -Man) are guinea pigs. Their owner is Joe. Timmothy has never repeated a joke/comic strip in the 12 years he has been writing it. He has never copied another strip, such as Peanuts or Garfield. You can follow Timmothy on FB as Titus & Philemon and you can also check him out on Instagram as Instagram.com/titus and philemon/ .

Hello Bob - generally, specifics matter.  Of course, the opportunity to confuse and/or overwhelm clients with too much information can stop any real estate connection from continuing.  It can be difficult. . .

Very true Michael Jacobs . My brain went into overload yesterday contacting social media experts to help get my son, his cartoon, and the Art Gallery more noticable.

Thanks for sharing these insights, Bob "RealMan" Timm! It's so refreshing to see a reminder about the importance of setting realistic expectations in real estate—your emphasis on transparency really resonates, and it’s a valuable approach for both agents and clients alike.

Thank you Lew Corcoran . There is a lot of misinformation out there. We watched an old Cheers episode last night and Diane drove by a house for sale and purchased it on the spot... not very realistic.

Stomachs growling is such a funny thing and I am amazed that sometimes mine even growls a bit after I just fed it, haha.

I started a diet on Monday Brian England and yet the growling has not started yet. Next week I will begin a total fast and I'm sure my stomach will start talking then. 😁

Good morning, Bob... it's always all about setting expectations up front with clients. Too many agents don't do it. I suspect many agents don't themselves know what the expectations should be. Many are just like a Jack in the Box... they pop up whenever a clients says jump.

Yes, explaining how things work is important. As for speed of a sale, the quickest one I ever had was here in Montana. A cash land sale. We put it on the market and it closed in less than two weeks. I was amazed.

Cash is King Kat Palmiotti . You reminded me of that and over my career I only remember two cash sales, both closed quickly.
