  • Property Taxes: The property tax rate in Cross Creek Ranch ranges from 2.6% to 3.3%, depending on your location within the community. Generally, homes in the newer sections have a higher tax rate due to the MUD tax, which helps cover the cost of water and sewer infrastructure. The good news? As the MUD debt is paid down over time, the tax rate will decrease.
  • Municipal Utility Districts (MUDs): If you live in a Katy ISD-zoned home, your community falls under MUD #171, #172 or #173. If your home is zoned to Lamar CISD, you’re served by MUD #169 or #170. These MUDs provide water, drainage, and sewer services.   • HOA Fees: As of 2025, the annual Homeowner’s Association (HOA) fee is $1,500, plus a $50 service assessment for streetlights. (The dues for Bonterra, a 55+ resort-style community, are $3,150 per year.  Bonterra is managed separately by, King Property Management). Keep in mind that HOA fees may change annually, so it’s best to verify the latest rates with the HOA.

Thank you so much! Thanks for posting it on X! I appreciate the support. :-) I see you are in Gaithersburg! I was born and raised in Arlington, VA. I actually visited my parents last week - boy things are changing. Lots of new "mega" homes being built in older communities making the original homes (built in the 1930s and 50's) look very small! I am putting a video together where I interviewed my dad about how the neighborhood has changed and he gave me a tour of the new homes being built. :-) Plan to post that sometime on YouTube! :-)
