Greater Greenville, SC Real Estate Market Update for February 2025

January’s real estate scene in Greater Greenville SC kicked off with a bit of a slowdown, but there’s more to the story than just the numbers. New listings dipped slightly by 2.4%, while pending sales took a more dramatic 40.9% dive, signaling that buyers might be taking a pause. However, inventory saw a healthy 32.4% jump to 4,638 homes, giving house hunters more options than they’ve had in a while. With a median sales price of $305,000 (down 2.1%), some buyers could find better deals, though homes are sitting on the market a little longer—averaging 61 days, a 17.3% increase.

Zooming out, the national market is seeing a similar trend. The National Association of Realtors (NAR) reports a total housing inventory of 1.15 million units, which is up 16.2% from last year but still lagging behind pre-pandemic levels. While Greenville, SC prices dipped, nationwide home prices are still climbing, with the median existing-home price reaching $404,400—a 6% year-over-year jump. With 3.5 months of supply locally, it’s clear that Greater Greenville, SC’s market is shifting slightly in favor of buyers, but with demand still present, 2025 could bring new opportunities for both sides.

 

What it means for you

For buyers, the increase in inventory and slight dip in home prices mean more options and potentially better deals, but with homes sitting longer on the market, there’s room for negotiation. Sellers, on the other hand, may need to adjust expectations, as the market isn’t moving as fast as before—pricing competitively and making homes stand out will be key. While Greenville’s market is shifting slightly toward buyers, demand is still strong enough to keep things moving, so both buyers and sellers have opportunities if they play their cards right.
