Six Tips to Winterize Your Mississippi Home for Sale

When a client asks you to check on their vacant house because of record low temperatures, you grab your warmest hat, coat, and gloves and head out the door. If 32° is freezing, 20° is an INSULT to us in Central Mississippi!
If you are selling your home during the winter months, here are 6 key things you should do to get your home ready for winter.Realtor in Fur Coat
1. Seal drafts and improve insulation: Check for drafts around windows, doors and other openings and seal them using weatherstripping or caulk.
2. Service the HVAC system: Ensure your heating system is working properly by having it serviced before you put your house on the market. Change the air filters, clean ducts, and check for any issues.
3. Wrap your pipes! Insulate exposed pipes including exterior faucets, pipes in the attic and garage. Do it before frigid weather occurs for your convenience and comfort.
4. Clean your gutters and roof: Keep your roof free of debris to ensure ice or snow doesn't back up and cause leaks. Also, keep gutters and downspouts clear to prevent ice dams from forming.
5. Naturally, you'll want to keep the thermostat at a comfortable setting, at least 65°. The purpose is two- fold; for the comfort of those Realtors and clients viewing your home as well as providing warmth for the plumbing system.
6. If any plumbing is on exterior walls, you might decide to let the faucets drip, open the lower cabinets for better air flow, or you may choose to turn the water off at the meter until the cold front passes
 
I hope you find these tips helpful. As I said, it doesn't normally get this cold in central Mississippi, so all residents should take preventative measures against freezing temperatures.

Wayne Martin - staying warm is paramount! Preventing pipes from freezing is essential. Mississippi can handle 32 degrees for a single day, but when the temperature drops below that for several days, we have to take preventive measures. I don't think I could survive your Chicago weather. Brrr!

Doug Rogers - Absolutely! There are a lot of pine trees in MS, and they wreak havoc on roof systems. My grown son used to get on my roof to sweep the pine straw away, after I begged him, of course.

Nina Hollander, Broker - we rarely see temperatures this cold for more than a day or so. Next week we will be back in the 60's and 70's, and that is A-OK by me.

George Souto - I'm sure the instructions would be different in your area due to the colder climate. Most would likely have to turn the water off completely, is that right?
