Cumberland Cove Real Estate Market Report
Located on the Cumberland Plateau in middle Tennessee is a residential home community that everyone will agree is truly a little piece of paradise
called Cumberland Cove.
In 1985 a land developer called General Development began developing this beautiful property with it's scenic overlook mountain views, creeks, waterfalls and hundreds of acres of beautiful hardwood trees. Privacy and peacefulness are the two main characters of this community that make it so unique and so desirable. Back in 1999, I sold my very first piece of land in the community and as of today I have sold over 360 homes and lots in Cumberland Cove. Back in 1999 there were very few homes in the community and many undeveloped lots offering people the opportunity to have from a one acre lot to a fifteen acre lot with soft deed restrictions. One of the most covenant restriction is that no property owner could clear more than fifty percent of the trees on the property and that the lots could never be subdivided into smaller parcels. What a wonderful vision they had for this beautiful community.
The growth over the past few years has been noteworthy but not overwhelming compared to many other areas in the country. Being somewhat remote to both Crossville Tn and Cookeville TN - Cumberland Cove is a hidden gem nestled in the trees and mountains. As of December 31, 2024 there are 647 homes in the community. Currently there are 39 homes under construction both by individual property owners and spec homes by local builders.

Pictured above is a very popular craftsman style home that a builder has built on a nice private four acre building lot with public water, natural gas, fiber optics internet and all the amenities we love to have in our homes. Currently there are 11 new & resale homes on the market and 4 additional ones under contract. The prices range from $354,929 to $1,500,000 currently. Cumberland Cove has so much to offer the person who loves the outdoors with several private parks & hiking trails, a community clubhouse, paved roads and is located halfway between Knoxville & Nashville on top of the
Cumberland Plateau. As of today the building lots on the market are at a historic low of only 19 with lot prices rannging from $19,500 to $270,000. Looking back to 1999 when my journey began selling real estate in Cumberland Cove there were 125 building lots available for sale at any given time so the supply has changed & the demand is good.
