Buyers want to be able to envision themselves in the space, and that’s hard to do if it’s filled with personal items or clutter. Start by cleaning every room from top to bottom. Don’t just focus on the obvious—make sure to clean the windows, baseboards, and even the light fixtures. Then, declutter. Pack up personal items like family photos, knick-knacks, and excess furniture. Less is more when it comes to showcasing your home’s potential.
  2. Make Small Repairs - Take a walk through your home and make note of any minor repairs that need attention—broken light switches, chipped paint, leaky faucets, or squeaky doors. Small repairs can make a big difference in how buyers perceive the home. Fixing these before listing can help avoid potential negotiations or offer lower bids. If you’re unsure where to focus, consider hiring a professional home inspector for a pre-listing inspection.
  3. Enhance Curb Appeal - The exterior of your home is the first thing potential buyers will see, so it’s crucial to make a good first impression. Start by mowing the lawn, trimming bushes, and planting some fresh flowers or plants for a pop of color. If your front door could use a fresh coat of paint, now’s the time to do it. Power-washing the driveway or cleaning up the gutters can also make a big impact.
  4. Depersonalize the Space - Buyers want to imagine themselves living in your home, which is hard to do if they’re constantly reminded of your personal style and taste. This doesn’t mean you have to strip your home of all personality, but neutralizing the space will make it more inviting to a wider range of buyers. Consider repainting bold-colored walls in more neutral tones and removing overly personal décor. A clean, neutral palette allows buyers to picture their own belongings in the space.
  5. Stage the Home - Staging is one of the most effective ways to make your home stand out. Staging helps buyers visualize the full potential of each room, highlighting the best features and minimizing any flaws. If you’re unsure here to start, many real estate agents offer staging consultations or can recommend a professional stager. You don’t necessarily need to rent furniture for every room—sometimes rearranging your current furniture or adding a few strategic pieces is enough.
  6. Set the Right Price - Pricing your home correctly is one of the most important steps in the selling process. An over-priced home can linger on the market, while a home priced too low may leave money on the table. This includes the deed to the property, recent tax returns, utility bills, warranties for appliances, and any documentation about recent improvements or repairs made to the home. Having these documents ready for potential buyers shows you’re a serious and organized seller.
  9. Be Flexible for Showings - Once your home is listed, be ready to accommodate showings. Flexibility is important in today’s fast-moving market—buyers may want to view your home on short notice. The more available your home is for showings, the higher the likelihood of receiving an offer. It’s also a good idea to keep your home tidy and presentable at all times, just in case you get a last-minute request.
