Good morning Brain. When staging was a relatively new thing I listed home that had previously expired twice. A newbie to staging offered to stage the house and only reposition items already there. The first couple through the house paid full price in a market where the list to sale price ratio was just under 95% with huge inventory. It convinced. me. Enjoy your day.

If the budget is not there to stage a vacant home, I always do at least virtual staging. It makes a difference.

I couldn't agree more with you. Yesterday I had another listing staged and they took photos today! Can't wait to see them and have this home up and on the market for this weekend!
