1) First the cold hard facts of real estate sales. Nobody is going to give you business without MASSIVE strings attached. Nobody. So where can we get a steady source of business?
2) Turn to the people who put their trust in you-- The best source of FREE leads are referrals from folks you have worked with in the past or currently represent.
3) You get their referrals by A) earning them and B) ASKING for them. The system only works if we do BOTH. Don't assume a happy client will send referrals, reach out and ask for them!
4) At Closing don't race to the parking lot-- Sincerely thank the people for the business, then check in a couple of days after closing. At that time ask permission to keep them updated on the market from time to time.
5) Get a CRM and use it-- The BEST CRM is the one you use on a consistent basis. What's a CRM? Google it. You learn more in this business by researching than being spoon feed, and this is important. Call your people 3-4 times a year to give a market snapshot or just to check in. There a host of other things to do, but you will pick that up over time.
The way to earn a consistent living in real estate is to have a steady stream of referral business. Treat your clients right, and they will reward you for years to come.
