B.S.er's are Most Welcome Here! (Buyers & Sellers)
Buyers and sellers are always welcome in my business but they must be realistic, especially about expectations on both sides. Which is why meeting in person, effectively communicating, getting everything in writing makes good sense. Otherwise, might as well strap in and prepare for a wild ride!
Below are some examples of fantasy vs reality:
•••BUYING SIDE •••
➡️ Most buyers want a move-in ready home, especially the first-timer's, who might dream of purchasing a home that is perfect, new paint, new carpet, upgraded appliances, meticulous yard and looks like it's straight out of Architectural Digest magazine.
✔️ Reality Check: Let’s get serious. Not going to happen in most cases, especially on a resale at the the lower price point. A higher price point can achieve that, however!
➡️ Some might dream about the fridge, washer & dryer, stove, microwave, Miele Countertop Coffeemaker, furnishings, decor, swingset, trampoline, she-shed as inclusions. The MLS identifies items of conveyance for the property upon recordation.
✔️ Reality Check: Writing up a Bill of Sale, away from the contract for items considered non-real estate is best. Everything must be in-writing and agreed upon in the REPC.
➡️ Buying a house in a perfect neighborhood that requires no yard work. That includes a maintenance-free home, inside and out that requires no painting, zero repairs or replacement of appliances or systems for many, many years is on the wish list.
✔️ Reality Check: No such thing as perfect, paint peels plus everything has a shelf life and eventually will cease to function. A good home warranty helps cover big ticket items.
•••SELLING SIDE •••
➡️ A bidding war, way over and above market value, is the dream of many home owners. Some expect an under-contract status after the first showing or once an open house event ends or believe the listing agent isn't adequately fullfilling their obligations.
✔️ Reality Check: Markets are what drives demand. In an up-market, houses may sell quickly and in a stagnant one, more days on the market are expected.
➡️ Sellers hope that buyers will overlook mystery stains on the walls and carpets, the creaky floors, peeling wallpaper or the smell of fungi growing in the dark recesses of the basement or be blind to the sagging fence and overgrown landscapes.
✔️ Reality Check: Getting people through the door is a goal. Weed choked yards, peeling paint, broken concrete driveway and steps are a huge deterrent.
➡️ Praying that buyers will skip a home inspection does not equate to a winning strategy. Neither is placing decorative rugs over lumps or bumps in the floor or pushing a bed against the wall to hide mold creeping up the drywall from a slow leak.
✔️ Reality Check: Seller's assuring buyers that "everything is and works fine" puts up a red flag. Hiding known defects will definitely cost more in the long run. Guaranteed.
While my appreciation for buyers & sellers remains at all-time high, the same cannot be said for delusional thinking. That wastes both time and resources and I can clearly detect B.S. when presented. So, the next question is...
