3) Time on market does not determine which unit sells next-- "We have been on the market longer than the Millers" does not have a place in the equation. It's not uncommon for property priced homes to rush to the front of the SOLD line (in fact, that's what the recent sold data suggests. Homes either sell almost immediately or linger. Rarely anything in the middle). 

4) As time on market grows so does seller fatigue-- After a while sellers get tired of having their condo on the market. It's not uncommon to see units exit the market prior to the expiration of their listing contract (know as a canceled listing).

Good morning, Doug... just like bread... at some point a property that sits on the market too long gets stale. I did a listing presentation back in early September for a relocating couple. They had already purchased their new home and wanted a quick sale. I suggested a selling price of $725-735K. I asked them what other agents were suggesting and they told me $750-775K and then said to me "of course, $775K is way too much."  Guess what, they listed with an agent who quoted $775K! It took 140 days for the property to go into contract at an asking price they rode down monthly to $735. Now they have two additional months of carrying costs while waiting for the home to close.

Over-pricing certainly won't get the job done and I have turned down listings where the seller was unreasonable about where they wanted the home priced, haha.
