Encinitas Home Sales in February 2025

 

Moonlight Beach in Encinitas CAIt’s important that Encinitas sellers and buyers have current information about local market conditions, and the impact they have on buying and selling, in order to make educated decisions about Encinitas homes for sale.

 

Here’s what happened in the February 2025 housing market in Encinitas, based on information from the MLS (private sales are not included nor are manufactured, mobile, or multi-family homes). These statistics are believed reliable when this report was written but are not guaranteed.

22 homes sold in Encinitas in February, 4 fewer than last month. Here’s the breakdown of overall activity.

 

Single Family Homes Sold
18 (up by 1); 25 Average Days on Market; Average Sales Price was $2,285,929 (up 5%); Average Sales Price was 97% of the original asking price.


Condos, Townhomes & Duplexes Sold
4 (down by 5); 10 Days on Market; Average Sales Price was $1,006,250 (down 8%); Average Sales Price was 102% of original asking price.

 

Overall sales volume of Encinitas home sales declined from January. Single family home sales went up by 1, while condo, townhome and duplex sales decreased by 5 from last month.

 

Looking back 1 year ago 3 fewer single family homes sold in February 2025 than in 2024 (21). And there were 9 fewer condos, townhomes and duplexes sold in February 2025 than 1 year ago (13).

 

The average sales price for condos, townhomes and duplexes was higher than last month, while it was lower for single family homes. February sales prices ranged from $790,000 to $3,800,000.

 

Compared to February 2024, the average sales price was up just slightly for single family homes sold in 2025 (while the median was 7% lower). The average sales price for condos, townhomes and duplexes in February 2025 was 15% lower than 1 year ago, while the 2025 median price was the same as in February of 2024.

The average time on the market was shorter for single family homes at 25 days, and was also shorter for condos, townhomes and duplexes than last month. 50% of the homes went pending in 1 week or less, more than in January. As a result, it’s important that buyers are prepared to make prompt decisions about touring listings and submitting strong offers!

 

The median sales price for detached single family homes was $1,980,056 (up 4% from last month). In contrast, the median price for condos, townhomes and duplexes was $865,000, a decrease of 24% from January.

 

While most buyers were able to negotiate their purchase prices down from the list price, 45% paid asking price or higher, slightly less than in January. This is important to keep in mind when planning your offer strategy.

 

There were 2 homes with an Active Under Contract status at the end of February, versus 4 last month.

 

The inventory improved modestly in February, with 61 listings available at the end of the month versus 57 in January.  List prices range from $539,900 to $13,995,000.  This is a 2.1 month supply for condos, townhomes and duplexes (up from 1.2 months last month), and 2.6 months for single family homes (up from 2.4 months last month). This is based on the existing inventory and the rate of sales over the last 3 months.

 

Encinitas continues to be a very strong sellers’ market for buyers based on supply and demand.

 

50 Encinitas homes came on the market in February, up from 47 new listings last month. Similarly, the number of homes going pending in February (excluding homes that closed) increased from 16 pendings in January to 29.
