As Spring rapidly approaches you may be considering is now the right time to sell your home? 

Kenny Chesney said:

“Sunshine and spring bring out the best in everyone.”

There are many things that go into deciding if now is the right time to sell your home. What are you trying to achieve? Is it to downsize or buy a larger home due to changes in family circumstances? Are you dealing with a death or divorce situation?

Sometimes a time just comes when you know you need or want to move for a variety of reasons. When it is time, that is the time to move and sell your home.

There is no right time specifically, it all depends on your situation. People often believe Spring is the best time to sell, however statistics actually show the best prices generally are achieved in the Fall.

Anne Bradstreet said:

"If we had no winter, the spring would not be so pleasant."

So let's examine why this might be. The Spring is often when there is a large influx of homes for sale, so there is much more competition for buyers to look at and consider. In the Fall there may not be as much competition. But homes definitely tend to look better in the Spring with new mulch, fresh flowers and the trees coming into bud all cause homes to show better than a wet Fall day.

Frankly, there are buyers looking for homes all year long. If you prepare your home correctly for sale, making any necessary repairs, cleaning the home and freshening up any paint that might need it then it does not matter when you list your home for sale.

There are generally more buyers looking in the Spring for a variety of reasons, people look well in advance of the end of the school year so they can find a home, and make their move after the school year in time for the new school year giving themselves time to settle in and be ready.

Hi Nick- I love spring and love tulips!!!  While homes sell 365 days of the year, spring seems to be when buyers come out of hibernation and are ready to "spring" into action.

Nick Vandekar, 610-203-4543 - I hope the Tulips at Longwood Gardens will be available to the pubic soon and you don't miss them! After all, you only get to see them once a year.

As for when people buy, and sell is very individual. Timing can't be generalized, is what I always said. The biggest ah ha is most people seek beauty and during the growing seasons with the leaves, shrubs, and flowers, houses are more like to sell because that is the time when the best first impressions become apparent. 

I wish you a good spring and summer season with many vacations planned too!

Good morning, Nick... it's interesting to me that many years I've actually been busier in the winter and summer months than the spring months. Maybe it just says that we no longer have all that much seasonality in the Charlotte market.

Kathy Streib I love being busy any time of the year, and I love tulips obviously being of Dutch heritage.

Patricia Feager I do not intend to miss them this year, last year we kept putting it off and then it was too late. Having a membership I can pop down there any time, we live only 20 minutes away.

Barbara Michaluk I like Spring and Fall, both cooler seasons than the heat of summer and frigid temps of winter.

Yes, Dr. Paula McDonald it is a good reminder that everything will try to regenerate. We have a walkway to our front door that is pretty sheltered, and we planted Verbena two years ago, it is supposed to be an annual but it came back and I am hoping it will do the same again this year. The same with our chives.
