There were 119 homes sold in Oceanside’s 4 zip codes (92054, 92056, 92057, and 92058), 24% more sales than in January. Here are the details:
Single Family Homes Sold
85 (up 33%); 34 Average Days on Market; Average Sales Price was $947,083 (down 4%); the Average Sales Price was 97% of the original asking price.
Condos, Townhomes & Duplexes Sold
34 (up by 2); 42 Average Days on market; Average Sales Price was $755,932 (up 11%); the Average Sales Price was 98% of the original asking price.
Overall sales volume for February increased substantially from January. There were significantly more single family detached home sales, and condo, townhome and duplex sales increased by 2. The average sales price was lower for single family homes, but was higher for condos, townhomes, and duplexes. Sales prices ranged from $325,000 to $2,627,500.
The average time on the market was shorter for single family homes than last month, as it also was for condos, townhomes and duplexes. 30% of the homes went pending in 1 week or less, a little more than last month.
Over half of the home buyers negotiated their purchase prices, while 46% paid asking price or higher. The median sales price of single family homes was 3% lower than last month, at $915,000. On the other hand, the median price for condos, townhomes and duplexes was 10% higher, at $682,150.
There were 23 homes with an Active Under Contract status, compared to 11 last month. These homes are considered to be active listings and are included in the following statistics, but some may not permit more showings or accept back-up offers.
At the end of February there were 275 Oceanside homes for sale, compared to 243 last month, an improvement by 13%. Home prices range from $265,000 to $8,495,000.
As a result, there is a 2.1 month supply of single family homes (up from 1.8 months last month) and a 3 month supply for condos, townhomes and duplexes (up from 2.4 months last month). This is based on the rate of sales over the last 3 months.
The Oceanside market remains a strong seller’s market based on the supply and demand for condos, townhomes and duplexes, and for single family homes.
165 Oceanside homes were listed for sale in February, down from 178 last month. On the other hand, the number of Oceanside homes going pending increased, from 92 in January to 109 (excluding the homes that closed in February).
