January 2025 Market Report: The supply of homes is growing as new listings increased in the Charlotte region by 11.3% to 4,047, and inventory grew 32.7% to 8,204. Home prices continue to rise as the median sales price was rose by 2.7% to $385,000. Supply increased relative to demand by 27.3% to 2.3 months supply of homes for sale.
Regarding interest rates, Jerome Powell reiterated the central bank’s view the economy was steady. However, he did acknowledge there was a higher sense of uncertainty among businesses and consumers because of the Trump administration’s latest policies. The Fed, he added, doesn’t intend to cut rates until it can assess the effect those policies will have on the economy.
