Should Sellers Leave Appliances or Take Them? Buyers, What Do You Prefer?

When buying a home, one big question often comes up—should the seller leave the appliances, or would the buyer prefer to purchase new ones?

Some homebuyers love the idea of moving into a home with a fully equipped kitchen, while others prefer to buy brand-new appliances that match their style and preferences. Which would you choose?

Pros of Keeping the Existing Appliances

✅ Move-in Ready – No waiting on deliveries or installation.
✅ Saves Money – Buying new appliances can add thousands to a home purchase.
✅ Matching Aesthetic – If the appliances are newer and in great shape, they blend with the kitchen design.

Pros of Buying New Appliances

✅ Personal Choice – Get exactly what you want in terms of brand, features, and energy efficiency.
✅ Warranty & Longevity – Brand-new appliances come with warranties and the latest technology.
✅ Better Efficiency – Newer models may save on energy costs.

What’s the Best Approach?

If you’re a seller, consider offering negotiation flexibility—some buyers may appreciate a home that’s move-in ready, while others might prefer a price adjustment so they can buy their own appliances. If you’re a buyer, think about whether the included appliances meet your needs or if you’d rather upgrade.

It all depends. In Texas appliances attached stay with the property. Sellers leave their stove, dishwasher, microwave, but not the refrigerator. Refrigerators are considered personal property.

I would prefer to move into a home that has working and clean appliances, and then I'll buy my own if necessary after I'm in.
