February 2025 Indian Trail Housing Report:

Prices, Sales, Inventory Trends

 

Indian Trail (28079 zip code) real estate in February 2025 saw both median and average home sales prices rise month-over-month and year-over-year. The median home sale price reached its highest level when measured against February 2024 and 2023. After three consecutive months of declining home sales, Indian Trail experienced a modest 6.25% increase in February. However, sales remained lower when measured against the same month last year.

 

Days on market increased by 16 days from the previous month, reaching 61 days, and rose by 17 days when measured against February one year ago. The list-to-sale price ratio improved by 1.17% from the prior month and remained unchanged year-over-year. New listings rose 11.48% from the previous month and jumped 38.78% from one year ago. The number of properties for sale in February increased by 2.04% from the prior month and surged 37.93% when measured against the same month last year.

 

The months supply of inventory (MSI) stood at 5.88 months in January, keeping Indian Trail in a balanced market between buyers and sellers.

INDIAN TRAIL HOME SALE PRICES UP 

Average home sale price in Indian Trail was $494,713, up 13.39% from $436,308 in the previous month of January. The average sale price was 3.16% higher than $479,573 in February one year ago. The Indian Trail median home sale price in February 2025 was at its highest level compared with February 2024 and 2023.

 

Median home sale price was $458,962, up 1.99% from $450,000 in the previous month of January. The median sale price was 3.84% higher than the $442,000 price in February 2024.  The Indian Trail median home sale price in February 2025 was at its highest level compared with February 2024 and 2023.

 

Price per square foot averaged $232 in February 2025, up 16.58% from the previous month's $199 per square foot. Price per square foot was 10.48% higher than $210 in February one year ago. February's price per square foot was the highest Indian Trail has seen in the past three years.

   

INDIAN TRAIL HOUSING INVENTORY 

After three consecutive months of declines, the number of properties for sale in February 2025 increased slightly by 2.04% to 200 properties for sale from 196 in the previous month of January. Inventory was 37.93% higher than in February 2024 when inventory stood at 145 homes. Compared with February 2023, when properties for sale stood at 172, inventory was higher in February 2025.

 

The February months supply of inventory declined to 5.88 months from 6.09 months was at its highest level compared with February 2024 and 2023, nonetheless keeping Indian Trail in a balanced market between home buyers and home sellers.

 

NEW LISTINGS UP 

New listings increased 11.48% from 61 properties to 68 properties month-over-month. New listings were 38.79% higher than the 49 new listings we saw one year ago in February 2024. February 2025 listings were also higher than the 58 new listings Indian Trail saw in February 2023.

   

INDIAN TRAIL HOME SALES 

After three consecutive months of declines in sales, home sales increased in Indian Trail by 6.25% to 34 from 32 one month ago. Sales were at their lowest level compared with February 2024 (38 sales) and February 2023 (46 sales). 

 

 DAYS ON MARKET
 
Indian Trail days on market increased 35.56% to 61 days from 45 days in the previous month of January. Compared with February 2024, days on market were 17 days higher in 2025. Compared with February 2023, days on market were higher by 13 days in the current year.    
 
 
 
LIST TO SALE PRICE RATIO UP

The list to sale price ratio in February 2025 was 99.29%, up from 98.12% in the previous month and was unchanged compared with one year ago.

As this market area approaches the traditional balanced market of six months supply, a look at the numbers still tends to slightly favor sellers with no trending indication of a change at this point. Your contradiction theory is proving itself. Must ask, have the use of headache relievers increased for agents in your area? Enjoy your day.
