Today is the "Ides of March" which refers to March 15th
,
the day in 44 BCE when Roman dictator Julius Caesar was assassinated by a group of senators. I know some Americans who are feeling quite let down and betrayed lately—while others saw it coming... It's a reminder that sometimes the outcome of our choices can leave us with unexpected results. Be careful what you wish for!


So let's talk about avoiding Buyer's Remorse...

Here are three effective ways to help avoid buyer's remorse in real estate:

  1. Thorough Advanced Research and Due Diligence: I encourage buyers to conduct comprehensive research on the property and its neighborhood before making a purchase. This includes reviewing local market trends, understanding property values, and investigating the community amenities. Buyers should also consider factors like commute times, school districts, crime statistics, and future development plans. The more informed they are, the more confident they will feel about their decision.

  2. Pre-Purchase Inspection: NEVER WAIVE YOUR PROPERTY INSPECTION!
    I  arrange for all my Buyers to conduct a thorough home inspection before finalizing the purchase. This helps identify any potential issues with the property, allowing buyers to make an informed decision. If problems are discovered, buyers can negotiate repairs or price adjustments, which can alleviate concerns and reduce the likelihood of regret after the transaction. This most often includes, but is not limited to: property, roof, pest, chimney, sewer lateral, septic where applicable, plumbing, electrical and foundations to name a few of the most common ones in SoCal.

  3. Setting Realistic Expectations: "You're buying a used house." I help buyers clarify their needs and wants before starting their home search. I use a checklist that includes discussing my Buyers' budget, must-have features, deal breakers and conversely, any compromises they may be willing to make. By setting realistic expectations, buyers are less likely to feel overwhelmed or dissatisfied with their choices. Additionally, encouraging them to envision long-term happiness in the property can reinforce their decision.

By implementing these strategies, buyers can feel more secure in their real estate decisions and minimize the chances of experiencing buyer's remorse.

Thomas J. Nelson, REALTOR ® CRS,ABR,PSA,RCS-D, CFSP - Ah! The Ides of March and the correlation with Buyer's Remorse.  Very interesting. It is like a detective story. Is there really an ending? 

Thankfully, I never had to ponder it because I never experienced it in real life with a client. I am sure there are others that have experienced it who I would guess gained some understanding of their past client who actually did have remorse.

Ah yes, I've had two of those calls in my career Wayne Martin - listing within a year of what I sold because of failed marriages - a new house will do that sometimes, with "to-do's" and decors to spend money on, folks often disagree on priorities and that leads to exposing bigger cracks in the marriage.

  "You are buying a used house".   That is so important; the Buyer should not and cannot expect everything to be bright shiny new, and up to Code.  

 And even when buying a new house:  You are purchasing a home that will require maintenance.  When something wears out, or goes wrong (and it will), you won't be able to call the Landlord or the Management Office, it will be on you to hire the repairmen and/or buy the replacement parts.

I might add be forthcoming in the area.  Here in NW AZ, we have a small town called Meadview, AZ. If someone has a serious health issue and requires immediate attention, the nearest hospital is over an hour away.  Flight insurance is highly recommended.

Also for parents with children who wish to live in rural often remote areas, check out the bus schedules as in some cases the students here in NW AZ are on the buses for over 1 hour each way.
