Vista is inland in North San Diego County, and borders Oceanside, Carlsbad and San Marcos. Vista offers a wide range of housing opportunities, including tract home neighborhoods (gated and ungated), custom homes, condos and townhomes, rental complexes, and 55+ communities. There are also homes with large lots in rural areas, and in the hills, some with panoramic views.
You’ll find mixed use and agricultural areas in Vista, too. The downtown area continues to grow and change, with abundant dining and shopping opportunities and services. Major commuting routes (e.g., the 15 and 78 freeways) are readily accessible.
The Vista Farmers Market was founded in 1981 and is the longest running farmers market in San Diego. The Vista Farmers Market takes place on Saturdays at the Vista Courthouse Complex on Melrose, about ½ mile south of the 78 freeway. You’ll find plentiful fresh produce from multiple vendors, artisanal and prepared foods, and so much more. It’s definitely worth visiting!

43 homes sold in Vista in February, 10 fewer sales than last month (down 19%). Here are the details:
Single Family Homes Sold
35 (down by 7); 34 Average Days on Market; The Average Sales Price was $940,057 (about the same); Average sales price was 97% of the original asking price.
Condos, Townhomes & Duplexes Sold
8 (down by 3); 32 Average Days on Market; The Average Sales Price was $601,612 (down 10%); Average sales price was 99% of original asking price.
The volume of sales in February dropped from last month. Detached single family home sales dropped by 7, while condo, townhome and duplex sales were down by 3. The average sales price was nearly the same for single family homes, but was lower for condos, townhomes and duplexes.
The average marketing time was 1 day shorter for single family homes, but was shorter for condos, townhomes and duplexes. Sales prices ranged from $510,000 to $1,675,000.
Buyers may wonder if Vista homes are selling quickly. The answer is that plenty do; in February 37% went pending in 7 days or less, more than in January. As a result, buyers should continue to be prepared to make prompt decisions about touring listings and making offers.
49% of the buyers negotiated their home prices down from asking price, but 51% paid the list price or higher, about the same as in January. It’s wise to remember this when planning your offer strategy.
The median sales price of single family homes was down a modest 2% at $895,000 from $909,250 in January. The median for condos, townhomes and duplexes also declined, from $685,000 last month to $562,000 (down 18%).
The inventory dropped by 29%, with 102 homes for sale in Vista at the end of February compared to 144 last month. Home prices range from $425,000 to $4,500,000. This is a supply of 2 months for single family homes (down from 3.2 months last month). There is a 1.9 month supply of condos, townhomes and duplexes (up from 1.4 months last month). These are based on the current rate of sales over the last 3 months.
Vista is a very strong seller’s market based on supply and demand for single family homes, as well as for condos, townhomes and duplexes.
67 new listings came on the market in February, down from 74 last month. The number of homes going pending increased from 41 in January to 47, excluding the homes that closed escrow in February.
