The following data are taken from the MLS (private sales are not included, nor are multifamily properties, or mobile and manufactured homes). This information is believed to be reliable at the time this market report was written but not guaranteed.
There were 91 homes sold in February, 14% more sales than last month (80). Here’s a summary of the activity.
Single Family Homes Sold
72 (up by 6); 34 Average Days on Market; Average Sales Price $990,087 (down 5%); the Average Sales Price was 99% of the original asking price.
Condos, Townhomes & Duplexes Sold
19 (up by 5); 47 Average Days on Market; Average Sales Price $493,250 (down 8%); the Average sales price was 99% of the original asking price.
Overall home sales in February increased from last month. There were more single family home sales, as well as more condo, townhome and duplex sales. The average sales price was modestly lower for single family homes, and also decreased for condos, townhomes and duplexes, compared to January.
The marketing time was shorter for single family homes in February, but longer for condos, townhomes and duplexes. Sales prices ranged from $360,000 to $3,100,000.
Many buyers negotiated their purchase prices, while at the same time over half (53%) paid asking price or more for their new homes, more than last month. Buyer competition continues to impact sales prices.
Plenty of home buyers made quick decisions about touring homes and making offers, with 31% of the homes (28) going pending in 1 week or less.
The median sales price of the detached single family homes was $874,000, down 4% from January. On the other hand, the median price of $505,000 for condos, townhomes and duplexes was up 8% from last month.
There were 10 Escondido homes on the market with an Active Under Contract Status, compared to 7 last month. These are included in the following statistics.
At the end of February there were 236 homes for sale in Escondido, which was up 15% from last month (206). List prices range from $240,000 to $17,000,000 (as in January, there are also 2 condo time shares available, priced at $3,000 and $4,000).
This represents an inventory of 2.4 months for condos, townhomes and duplexes (down from 3.1 months last month). There is a 2.8 month supply of single family detached homes (up from 2 months last month), based on the rate of sales over the last 3 months. Escondido continues to be a strong seller’s market for home buyers.
140 homes came on the market in February, compared to 133 last month. The number of homes going pending increased from 76 last month to 88, excluding the homes that closed escrow in February.
