✔️ Slight Price Drop – The median home price in February was $412,000, down 0.8% from last year. However, prices per square foot rose by 1.2%, meaning home values are still climbing.

✔️ Longer Time on Market – Homes are sitting on the market for an average of 66 days, which is 5 days longer than last year.

✔️ More Price Cuts – 16.8% of sellers lowered their asking price in February, up from 14.6% in 2024. This suggests that sellers are adjusting to slower market conditions.

✔️ More New Listings – More homeowners are putting their homes up for sale, with 4.2% more new listings than last year.
