Hello Everyone,

I recently read a article about a Realtor patting herself on the back in my market because someone broke into a vacant house she had listed and took the appliances. She went on to say how awesome she is because the seller was reimbursed. So here is the problem, where I work the crime rate is pretty high and police force is pretty low. In fact, if someone gets into a house and says "I live here"  the police are called, they arrive,  then will call it a civil matter you will have to work it out win the courts  so intruders  have free housing for the next 3-4 months. Putting a "For Sale Sign" in front of a house in my market invites the homeless and intruders its a Billboard for them in code it means Please Enter! So why would this realtor pur her Sign in front of that house you are wondering? There are two reasons, 1 its marketing for her, her name, her face and to receive calls from the sign,  obviously thats not looking out for the sellers best interest. 2 lack of experience, this Realtor simply has not listed enough homes in the area to see first hand the dangers of a Billboard for the homeless and has not dealt with squatters enough yet.  You see about 20 years ago when someone wanted to buy a home they would drive around the neighborhood looking for the for sale sign and reading in newspapers to see who had the open houses on the upcoming weekend. Well folks, we have technology now, everyone has a device in there hand everyday on which homes are for sale in Vallejo CA.

Since about 98% of sales in my market are apartments- it's not very common for us to have signs. For the townhouse/brownstone market- which is less than 2% of our total sales - some put out a sign and some do not. If squatters have entered the house- an owner has up to 30 days for charge them for trespassing, but beyond that- it's a housing court issue - and could take years to resolve since the housing courts are so backed up.
