Prices, Sales, Inventory Trends

 

Indian Land's real estate market in February 2025 saw new listings rise for the second consecutive month following four months of declines. With 5.11 months of inventory, the market remained balanced between buyers and sellers.

 

Despite the increased inventory, the list-to-sale price ratio remained strong at 99.19%, up 1% from both the previous month and year, leaving minimal room for price negotiations.

 

The average days on the market dropped by 17% month-over-month and 14% year-over-year.

 

The average home sale price increased from both last month and last year, though the median sale price declined. However, with home prices in Indian Land ranging from the mid-$100,000s to over $1.2 million in February, this decline likely reflects the mix of homes sold rather than a decrease in home values in the 29707 zip code area.

 

The number of properties sold fell for the fourth consecutive month but remained steady compared to February 2024 and 2023.

NEW LISTINGS IN INDIAN LAND UP

New listings in February 2025 increased to 80, up 19.4% from 67 in the previous month of January. Compared with February 2024, new listings were 1.27% higher versus 79 listings. Compared with February 2023 new listings (53 listings) in February 2025 were also higher.

 
 
INDIAN LAND INVENTORY UP

Indian Land housing inventory increased 3.73% month-over-month to 250 properties for sale from 241 one month ago. Compared with February 2024, the number of properties for sale increased 28.87% from 194. Compared with February 2023, inventory was up from 186 properties for sale.

 

The months supply of inventory of 5.11 months, up from 4.55 months in the prior month, was at its highest compared with February 2024 and 2023. Nonetheless, at 5.11 months supply of inventory, Indian Land remained a balanced market between buyers and sellers.

 

INDIAN LAND  HOME SALE PRICES 

Average home sale price in February 2025 was $565,902, flat compared with the previous month of January. Average sale price was 2.71% higher than $550,974 in February one year ago. 

 

Median home sale price in February 2025 was $500,000, down 9.83% from $554,482 in the previous month of January. Median sale price was was 2.91% lower than the $515,000 in February one year ago. With Indian Land home prices ranging from the mid $100,000's to over $1.2 million in February, the decline in median home sale price likely is the result of the price mix of homes sold and not due to a decline in home values in the 29707 zip code.

 

Price per square foot for Indian Land homes in February 2025 was $221, down 3.49% from $229 in the previous month of January. Year-over-year, the February 2025 price per square foot was was 1.38% higher than in February 2024 when it was $218 per square foot.

The list to sale price ratio in February 2025 was 99.19% up from 98.19% one month ago and one year ago.
 
 
DAYS ON MARKET DOWNDays on market for Indian Land properties in February 2025 were 48 days, declining 17.24% from 58 days in the prior month. February's days on market were 14.29% lower than in February 2024, which saw 56 days on market. Compared with February 2023 days on market were equal. NUMBER OF PROPERTIES SOLD DECLINED A 4TH CONSECUTIVE MONTH BUT UP YEAR-OVER-YEARThe number of properties sold in February 2025 declined 9.26% to 49 sales from 54 in the previous month of January. Compared with February 2024, sales increased 2.08% from 48. Compared with February 2024, sales increased by one property.

Good morning Nina. The numbers can tell you what you want to believe depending on your point of view and interpretation. With a 5 month supply some would say it is a balanced market, or some would see it as seller's market. The savvy agent will recognize the difference based upon a particular listing. Wayne Martin hi Wayne... in our area we consider 1-4 months a seller's market, 4-6 a balanced, and 6+ months a buyer's market. Regardless... I can tell you first hand that Indian Land is anything but a buyer's market right now. Part of the inventory is a lot of new 55+ construction that is just going up... but if you just want a regular resale home, it's a problem to find one.

Kathy Streib hi Kathy... Indian Land is adjacent to Ballantyne... people who want to be in this part of the south Charlotte area are flocking to Indian Land, where there is more inventory than in Ballantyne and lower taxes.
