February 2025 Fort Mill, SC Housing Market Report:
Prices, Sales, Inventory Trends
Fort Mill median and average home sale prices saw a slight decline from the previous month but reached their highest levels compared with February 2024 and 2023. In Fort Mill, home sale prices ranged from under $200,000 to $1,350,000. The month-to-month decrease in average and median sale prices was likely influenced more by the mix of homes sold in February rather than by a drop in home values.
Home sales in Fort Mill declined for the fourth consecutive month in February 2025 but remained steady year-over-year and exceeded levels from two years ago.
New listings rose 30.7% from the previous month and surged 83% compared to February 2024. The average days on the market increased by one day month-over-month and by three days year-over-year.
Inventory grew nearly 10% from the prior month and was up 60.2% compared to the same time last year. With a 5.89-months supply of inventory, Fort Mill maintained a balanced market between buyers and sellers, though it was edging closer to a buyer’s market.
The list-to-sale price ratio held steady at 98.16% both month-over-month and year-over-year.
Fort Mill Real Estate: February 2025 Trends
SALES IN FORT MILL DECLINED A 4TH CONSECUTIVE MONTH
Sales in February 2025 declined 6.98% to 80 from 86 in the previous month of January. Sales in February 2025 were unchanged compared with February one year ago. February 2025 sales were higher than the 64 sales in February 2023.
NEW LISTINGS IN FORT MILL UP A 2ND CONSECUTIVE MONTH
New listings in Fort Mill increased 30.71% to 183 in February 2025 from 140 one month ago. New listings increased 83% from 100 in February one year ago. New listings were also higher than in February 2023, which saw 81 new listings come on market.
FORT MILL HOUSING INVENTORY UP
The number of properties for sale in February 2025 was 471, up 9.79% from the previous month of January. Inventory was also higher than in February 2024 (294) and February 2023 (270).
The months supply of inventory increased to 5.89 months from 5.04 months, keeping Fort Mill in a balanced market between buyers and sellers in February 2025, but inching towards a home buyer's market.
AVERAGE DAYS ON MARKET
Average days on market in Fort Mill were 48 days, up 2.13% from 47 days in the prior month of January. Days on market were three days higher than in February 2024. Days on market were five days lower in the current year than what we saw in February 2025.
LIST TO SALE PRICE RATIO
The January list to sale price ratio was 98.16%, unchanged from the previous month. Compared with February 2024, the list to sale price ratio was also unchanged.
FORT MILL SALE PRICES UP YEAR-OVER-YEAR
Average home sale price was $547,335 in February 2025, down 3.13% from $564,992 in the previous month of January. Year-over-year, the average home price improved 1.74% from $537,960 in February 2024. The February 2025 average home sale price was at its highest compared with February 2024 and 2023.
Median home sale price was $492,500, down 4.7% from $516,785 one month ago. Year-over-year, the median sale price increased 2.06% from $480,000 in February one year ago. The February 2025 median home sale price was at its highest compared with February 2024 and 2023.
With home sale prices in Fort Mill ranging from under $200,000 to $1,350,000, the month-to-month decline in average and median home sale prices is most likely due to the price mix of homes sold in February compared with the previous month than to a decline in Fort Mill home values.
Price per square foot was $231, unchanged from one year ago. Year-over-year, the price per square foot increased 4.05% from $222.
