Part-Time in Real Estate, Really?

Recently I read in a social media real estate forum on Facebook that no real estate agent should be given a part-time license.  I too initially wanted to work part-time however the reality quickly set in.

In the working world, part-time is considered 30-35 hours.  Possibly if a real estate agent is working only with one client, that agent truly may not be working beyond 30-35 hours. However, if a real estate agent is a true professional, 30-35 hours is probably considered a slow week.

Here are some, thought not all, daily to weekly activities that professional real estate agents undertake:

  • Answer all emails, texts and calls
  • Respond to comments in Active Rain
  • Submit an blog posting to Active Rain
  • Read latest real estate industry news
  • Research new listings for existing clients
  • Send research information from MLS listings to county permits, etc.
  • Review continuing education classes and register if necessary
  • Attend continuing education classes
  • Attend local real estate association meetings or other networking activities
  • Upload all required information to the brokerage’s customer relationship management system (CRM)
  • Develop marketing postcards, brochures, etc.
  • Update websites including social media
  • Respond to social media comments, postings etc.
  • Meet with sellers to write listings, write up listing agreements and public and private remarks for the MLS, take photos, secure any and all permits, and finally upload all information to the local MLS
  • Schedule tours for the listed home and possibly show the property
  • Meet with buyers to write up purchase agreement including all addenda, submit to Listing Agent, negotiate any counter offers, keep track of transaction as it works through the pending status
  • Schedule tours for the listed homes and show your buyers one to 10 or more homes. Provide feedback to the listing agent.

Yes, the hard cold truth is part-time real estate is not realistic provided you want to do the best as a professional real estate agent for your sellers or for your buyers.

This is a good post to re-blog. When someone would say they want to work part time, it was usually because they felt they could not afford to devote the money and time to the business. They needed that safety net.

Yes Peter is a LOT of work to be a part time job. Although if you are doing it just for family and friends or for your own personal investmetns it can be worthwhile.
