One of my listings has a unique feature. The previous owners transformed their large dining room by dividing it with a built-in storage cabinet, creating an additional office den. They also raised the floor in that space. This area can serve as a play area for kids or a casual eating space, effectively separating the adults from the children. It's a clever idea, but it may only be suitable if it fits your needs.
This setup also worked for the current owners. We listed the property, took photographs, and put it on the market.
During the first showings, buyers were informed about how simple it would be to remove the wall divider, and we also had a contractor's quote for opening up the space. The home received positive feedback about the location, style, number of bedrooms, kitchen, bathrooms, lower level with a full bath, fenced yard, sunroom, and the condition. However, they expressed a desire for a large open dining room. We listened! The sellers and I were on the same page!
We temporarily took the property off the market for a few days, and the sellers brought in their contractor to make the changes. About a week later, they asked if I could stop by.
Here is what I found: a wide-open living/dining room with gleaming wood floors and new recessed lighting walls. Gone was the platform flooring, walls, and the "popcorn' ceiling!

They also made a few more changes, removing some built-ins from a first-floor den, which can now be used as a sixth bedroom and painted a bedroom and removed furniture.
After the new photos, we will go back live on the market. Stay tuned. It's wonderful when sellers and Realtors® are on the same page and work as a team!
While they were at it, they completed a few more projects and painted the front door to blend in with the landscaping in the front yard.
